Do You Need an Engineer for a Re-Roof in Victoria?

Most straightforward re-roofs don't need a separate structural engineering process. Some genuinely do. Here's a general guide to which camp your project is likely in — and why it's worth asking early, not after work has started.

Usually straightforward

A like-for-like re-roof — same roof shape, similar or lighter replacement material, no changes to the structure underneath, no new penetrations beyond what's already there — is the most common job we see, and it typically doesn't trigger a separate engineering process beyond standard trade compliance with the National Construction Code and the relevant Australian Standards.

Where engineering input starts to matter

  • Changing roof material or weight meaningfully — for example, tile-to-metal conversions can reduce roof load, but some changes in the other direction can increase it, and either way the existing frame needs checking against the new load.
  • Altering or removing structural elements — trusses, load-bearing walls, or anything supporting the roof that's being changed as part of the job.
  • Adding significant new penetrations or fixtures — skylights, solar arrays, or plant that concentrates load or interrupts bracing.
  • Heritage overlays and planning triggers — some councils require documentation for re-roofs on heritage-listed or overlay properties even when the structural scope is minor.
  • Anything combined with an extension or renovation — once the roof scope connects to a broader structural change, it's rarely still a standalone "re-roof" question.
Permit requirements vary by council and by project. Whether your specific job needs a building permit, and what documentation your building surveyor will want to see, isn't something we'd guess at generally — always confirm with your local council or building surveyor for your specific property and scope.

Why this is worth asking before you get quotes, not after

A roofing-only quote that hasn't accounted for a structural issue underneath it can look cheaper right up until the issue gets found mid-job — at which point it costs more in time and money to bring an engineer in reactively than it would have to ask the question up front.

Because drafting and civil/structural engineering sit in-house alongside our roofing crews, that assessment happens as part of the initial site visit and quote — not as a separate referral to an external engineer after the fact. If your job doesn't need it, we'll tell you that too.
